1. About Us

NI-EPC.com is operated by a Domestic Energy Assessor (DEA) accredited by Elmhurst Energy Services, providing Energy Performance Certificate (EPC) assessments and energy consultancy services across Northern Ireland. By using our website or booking our services, you agree to these terms.

2. Our Services

We provide:

• Domestic Energy Performance Certificates (EPCs)
• Commercial EPCs
• New build EPCs (SAP assessments)
• Energy consultancy and improvement advice

All EPCs are produced by a qualified, accredited assessor and lodged on the national EPC register as required by law.

3. Bookings and Appointments

Submitting a booking request via our website does not constitute a confirmed appointment. We will contact you to confirm availability and agree a date and time. A booking is confirmed only when you receive written or verbal confirmation from us.

Please ensure that access to the property is available at the agreed time. If access cannot be provided, a cancellation or rescheduling fee may apply.

4. Cancellations and Rescheduling

We ask for at least 24 hours' notice if you need to cancel or reschedule an appointment. Cancellations made with less than 24 hours' notice, or where access to the property is not available at the agreed time, may be subject to a call-out fee.

5. Fees and Payment

Our fees will be confirmed at the time of booking. Payment is due upon completion of the assessment unless otherwise agreed in writing. We reserve the right to withhold the EPC certificate until payment has been received in full.

6. EPC Validity and Accuracy

EPCs are valid for 10 years from the date of issue. The assessment is based on the condition and features of the property at the time of the visit. It is your responsibility to ensure the assessor has access to all relevant areas of the property and that any relevant documentation (e.g. building warranties, insulation certificates) is available.

EPC ratings are calculated using government-approved software and methodology. We cannot guarantee a specific rating outcome.

7. Liability

We carry professional indemnity insurance as required by our accreditation body. Our liability is limited to the fee paid for the service. We are not liable for any indirect, consequential, or economic losses arising from the use of our services or the EPC rating produced.

We are not responsible for any decisions made by third parties (such as mortgage lenders, local authorities, or landlords) based on the EPC rating.

8. Complaints

If you are unhappy with our service, please contact us in the first instance at [email protected]. If your complaint relates to the EPC assessment itself, you may also raise it with our accreditation body, Elmhurst Energy Services, in accordance with their complaints procedure.
